We can provide engineered homes for every design as well as providing many models to choose from, or help you modify or customize any design that best suits your tastes or needs. As designers and expert tradesmen, we not only provide the engineered home package but we can provide all those details, enhancements or specialties that you need to finish your home the way you like it and to set it apart from any other. Foundations, basements, custom millwork, trim, staircases and final finishes are supplied and installed by our local expert JL staff to guarantee your satisfaction.
You will be pleased at the affordability of these engineered homes as well as the shortened project time frame. Once we have finalized plans and contract details, most homes projects can be completed in about 8 weeks from ground-breaking to moving in! That’s planning your home building project the SMART way!
Strong and Silent Floors
Subfloor:
1. Premium kiln dried 2” x 10” floor joists with metal joist hangers and 2” x 2” cross bridging. Engineered floor trusses on second level
2. 5/8” tongue & groove sheathing glued and fastened
Flooring:
1. Extensive range of CENTURA cushion vinyl or FiberFloor with 1/4” smooth mahogany in foyer, bathrooms, laundry and kitchen
2. CENTURA carpet in many textures and colours with 3/8” chip underpad in all other areas
Straight and True Walls
Exterior:
1. Premium kiln dried 2” x 6” studs on 16” centres
2. R24 walls include OWENS CORNING firbreglass batt insulation
3. Complete TYPAR air barrier on 7/16” sheathing
4. Designer Profile GENTEK vinyl siding (See Custom Options insert for other optional cladding)
Interior:
1. Bathroom walls are insulated for privacy and ceilings are smooth
2. Other ceilings can be textured sprayed as an option with a choice between 3 patterns
3. All drywall finished with two coats of white primer and painted on site

The Tarion Plus Warranty
Deposits advanced to JL Builders are backed by Tarion’s $40,000 coverage plan. One-year coverage ensures homes have no defects in materials or workmanship and are constructed in accordance with the Ontario Building Code. Two-year coverage for water penetrations, defects in electrical, plumbing, heating and detachment, displacement or deterioration of cladding.
